For those serving community associations, there are many more questions for legal counsel than there are answers. Besides handling the personalities and emotions behind disagreements that arise from our communities, what is the legal foundation for handling those issues?

Here are some of the issues that the panelists will try to reconcile with typical provisions in governing documents and common principles of statutory and case law. You’ll also be able to bring your own issues to the panel.

• What would you do if you have a “gadfly” who disrupts board and association meetings, challenges board discussion and decisions, creates and shares videos of meetings and board members?

• What do you do if an owner wants a charging station for their electric car and your community only has shared parking areas?

• What if you have a board that consistently conducts business by email and text, and shares exchanges with non-board members and personal professionals?

• What would you do if a resident is alleged to be “harassing” other residents, the board, building personnel?

• What can an association do if owners repeatedly demand access to the association’s books and records and are never satisfied?

• What can you do if association members use social media to criticize the board, its professionals, and discuss association matters?

• What would you do if tenants and guests don’t follow the rules regarding smoking, pets, clubhouse use, etc., and unit owners won’t bring them into line?

Property managers, board members, lawyers and other community association professionals are invited to join in the discussion at this program. This will be an interactive program. Before the date of the program, you can email your questions to info@cainj.org or bring them with you to the program. This panel will give you their insight and look for your thoughts.
